Smart homes in a smart village location make for a winning formula, says Brian Page.
RICCALL is a lively village, with a general store, a butcher, a baker and, well, not a candlestick maker, but it does have a popular pub, highly-regarded Italian and Indian restaurants and a hairdressers and a beauty salon.
There’s an award-winning conference and events centre with community sports facilities and even a local village newspaper.
Alongside the varied mix of older and settled properties that make up this thriving community, there is a new collection of smart homes springing into life.
Richale Park is an attractive development for an attractive village, with housebuilders Linden Homes producing a collection of three and fourbedroomed houses in a select little gathering.
And now, providing something for everyone, Linden are also launching a number of smart, contemporary apartments.
These are one and two-bedroomed properties, spread across ground, first and second floors in blocks that are high and handsome with attractive red brick façade and deep sash style windows.
The layouts include modern, open-plan style living/dining/kitchen areas with one or two bedrooms served by beautifully-fitted bathrooms.
And to highlight the stylish look of these homes – there are 12 on offer in total – Linden have just launched a show apartment. Very smart it looks, too.
Once inside, you can get an idea of how your ideal home could be presented.
We liked the clean lines, the light and airy look and the cool decor of the living room, while the kitchen area is small(ish) but perfectly formed with built-in oven and a gas hob set into a central island, and there are nicely-fitted wall and base units and complementary work surfaces (choice of styles available).
Absolutely ideal as a first home or for busy young professionals making an easy lifestyle choice, or for those looking to downsize. The prices at the apartments start at £99,950.
(You should also ask the Linden team about the Government-backed New Buy scheme which could provide you with a 95 per cent mortgage).
If you are looking for a house rather than an apartment, it is also worth taking in what else is on offer at Richale Park.
House styles include the ‘Marston’, a neat-as-ninepence terraced house offering a dining kitchen, separate lounge and ground floor cloakroom, two double bedrooms and a single bedroom and family bathroom for a price of £169,950.
The ‘Wetherby’ style is a big and bouncy detached house, a grand family home rambling across three floors and including a lounge with doors opening onto a dining room which, in turn, is open to a breakfast kitchen.
Upstairs there are three bedrooms served by a house bathroom – and an extra value-added study. The master bedroom is on the top floor and has an en-suite. Super house, this, at £279,950 (and you get gardens and a garage for your money).
Open-plan family dining, living and kitchen style is also available in the ‘Deighton’ detached style house, where those components spread across the back of the home while there is a separate lounge.
On the first floor there are four bedrooms – master with en-suite – and a house bathroom. This house has gardens and an integral garage and is priced just below the three per cent stamp duty threshold at £249,950.
And then, remarkable value in our opinion, a ‘Tockwith’ style detached house on offer at just £209,950. For that you get a super kitchen with dining and family areas, a lounge, ground floor cloaks and an integral garage. Upstairs, the master bedroom has an en-suite shower room and there are two further bedrooms and a house bathroom.
See for yourself what is available at the development by visiting the sales and marketing suite and show apartment, open from Thursday to Monday, 10.30am to 5pm, or contact the sales team on 01757 249739.
