The Nunings provides stylish value-for-money new homes in a wonderful rural village. A winning combination, says Brian Page.
WE’VE always been attracted to the delightful Yorkshire Wolds village of Nafferton. And this is not, despite what many of you may think, because it has a remarkable four pubs serving the locals...
While, naturally, that is a definite plus, what we really like here is the country air, the delightful walk around Nafferton Mere, the fact that there are plenty of amenities on the doorstep, including a highly-regarded, Beacon status, primary school, a well-stocked local store, post office and a petrol station.
The latter is particularly useful as Nafferton is handily placed for commuter routes to the market town of Driffield, three miles away, and Bridlington and the east coast just ten miles down the road.
Oh, and there is also a railway station if you don’t want to use the car.
So, all in all, we have not been particularly surprised by the success of The Nunings, the Beal Homes development in Nafferton. With a great rural location as a starting point, and some great homes at good valuefor- money prices, this was always going to be a winner.
This week, the Beal team told us that there are now just ten houses left for sale at the Station Road development, a mix of three and four-bedroomed properties. The latter style has proven extremely popular at the development but, say Beal, they have just three four-bedroomed plots still available.
These feature the Hambleton style, something of a flagship house for the builder. We very much liked the look of this roomy family home – and why not, there’s plenty to enjoy.
On the ground floor there is a contemporary and spacious (nearly 20ft by 12ft) kitchen dining room with a beautifully-fitted kitchen area which flows naturally into a dining/family area with French doors opening out on to the garden.
The ground floor also boasts a large (16ft by 11ft) lounge, a separate utility room and a cloakroom.
And there is an attached garage.
Upstairs, there is an equally light and bright feel with the master bedroom having an en-suite shower room, two bedrooms looking out to the back of the house and another big bedroom over the garage – the latter three rooms served by a stylish bathroom.
Cleverly, as with all the properties here, the Hambleton’s characterful, rural-style exterior has been designed to fit in with neighbouring properties and the village setting.
Remarkably (at least in our opinion) this big, bouncy family home is available for a very decent price of £224,995. What’s more, if you get in early enough, you can have a say on the interior layout and finish of the house – making it very much your own new home.
If you don’t need four bedrooms, Beal also have a selection of threebedroomed styles with prices ranging from £155,995 up to £225,995.
Beal is also offering the chance to make moving easy with the Government-backed NewBuy scheme which, basically, means you may need a deposit of just five per cent. “That means that a Hambleton could be purchased with a deposit of as little as £11,250,” says the Beal team.
