PLANS have been submitted for a 140-bed luxury hotel in central York that will create 120 jobs.

Dakota Hotels and the Evans Property seek to build the luxury hotel on the site of Northern House in Rougier Street, which would be demolished for the development.

If approved, the scheme would represent a major boost to the regeneration of Rougier Street, which saw the abandonment of the massive Roman Quarter project earlier this year, but also the opening of the Hooting Owl distillery at Easter.

The Dakota would include around 140 rooms, a bar, dining areas, and top floor room terraces. Dual access would be provided from Rougier Street and Tanner’s Moat with both entrances designed to be fully accessible to all.

Around 120 new jobs would be created in the operation of the hotel, with Dakota bringing its respected training programmes and apprenticeship pathways to spread opportunity and enhance skills in hospitality.

If approved, it would add to the chain’s other boutique hotels at Glasgow, Motherwell, Manchester, Newcastle, Edinburgh and Leeds.

The 5-star Dakota Leeds is rated 9.1 out of ten on Booking.com. Prices in November and December start from £140-£326 on the website.

The developers say the planning application submission follows extensive public consultation including a drop-in session in September. Discussions have also taken place with stakeholders from heritage, business, and accessibility sectors.

Furthermore, they continue, constructive feedback has been received, with several respondents recognising the need to regenerate this prime location with a high-quality hotel development.

The existing Northern House site would be replaced with the new hotel which the application says has been sensitively designed to respect and enhance its setting.

The hotel also promises a high standard of sustainability and includes solar panels and air source heat pumps.

Marc Banks from Evans Property Group said: “A new Dakota at the Northern House site will help to transform this vacant building, create around 120 new jobs, and contribute to the regeneration of Rougier Street.

“We have been encouraged by feedback received from a range of city stakeholders with feedback informing the planning submission”.

A planning decision is expected next year.
