A FORMER garage in the centre of York could be turned into shops, offices, a takeaway and a doctor's or dentist's surgery, under new proposals.

Developers Evans have submitted plans for the conversion of the former Henley's garage site, off Stonebow, which have now been recommended for approval by City of York Council officers.

Under the plans, the plot of land would have a mixed use development, including food outlets, offices and a surgery. Pedestrian access would be from Stonebow.

A lengthy consultation has established that most interested parties are in favour of the development.

Highways officials believe that the nearby Shambles and Fossbank car parks could accommodate the extra parking need, while local medical and dental practices have expressed an interest in moving to the site.

But there have been some expressions of concern, which the developers have addressed in a revised planning application.

A police liaison officer has raised concerns that the rear of the site currently attracts vagrants and drug users, and has recommended that CCTV cameras and security lighting should be installed if the development gets the green light.

The city's Conservation Areas Advisory Panel believes the development is premature, given the proposed future plans for the huge Hungate site which the land adjoins.

Music bar Fibbers also warned that the noise of its evening gigs might affect people living or working on the site.

The York Conservation Trust also raised concerns, saying the development would have an adverse impact on the adjoining Lady Hewley's Cottages, which the trust maintains.

In response to the police fears over security, the developer has agreed to gate off a space at the rear of the site.

Officials have now recommended that councillors approve the proposal, subject to planning conditions. The application goes before the council's planning and transport committee next Thursday.
