PLANS to demolish one of York's best-known pubs are expected to be thrown out by city planners next week.

Huge opposition to the proposals to build homes on the site of the Gimcrack Hotel, in Fulford Road, has led to City of York councillors being advised to refuse them when they meet next week.

But a 700-name petition will still be handed in by local residents, concerned that applicants Jones Homes could appeal if planning permission is refused.

Andy D'Agorne, a spokesman for the opponents, said today: "We are aware this could only be the first stage of a longer battle, but we are resolute in our opposition to this plan to sweep away yet another local landmark for over-development in a conservation area."

The application is to build 19 new homes in five blocks.

Although the Gimcrack Hotel is not listed, it is in the Fulford Road conservation area, meaning special consideration needs to be given before permission is granted to change its appearance.

The council's own conservation department has voiced opposition to the plans, claiming that the hotel contributes to the character of the road and that there was no justification for demolition.

"Every attempt must be made to demonstrate that the building is beyond useful life before demolition can be considered," a department spokesman said.

The plans also received opposition from the York Georgian Society, the Civic Trust and the Green Party, while 13 local residents wrote to the council urging it not to give planning permission.

Hannah Jones, the council's development control officer, will tell councillors on Thursday: "No justification for the demolition of the Gimcrack building has been submitted and the architectural merits of the proposed replacement buildings are considered themselves not sufficient to justify demolition.

"As the loss of the Gimcrack building would have an adverse effect on the character and appearance of the Fulford Road conservation area, and as there is no justification for demolition ... the proposal is considered not to be acceptable."

Jones Homes declined to comment about the application.
