What has the world come to when you can't have a decent conversation about property without someone using the F-word? That's Fulford of course folks; a place so wholesome and lovely that few who have the privilege of living there even know that an alternative F-word actually exists.

This remains one of the hottest spots in York's sizzling property market. So, when a good house - or in this case, two good houses - go up for sale, potential buyers had better dash immediately round to the estate agent and be prepared to form an orderly queue.

Hudson Moody (01904 629629) is offering 3 Fulford Court, originally part of the club house for Fulford Golf Club, at a guide price of £155,000, and 145 Main Street, a spacious Victorian semi, for £225,000.

The first is an Edwardian bungalow set in attractive, well-stocked gardens extending to about 100ft at the back.

Living accommodation includes a study, a utility room, a cloakroom with WC, a living room with a tall oriel window giving delightful views across the garden, a kitchen with a built-in oven and hob, and a luxurious bathroom with a panelled bath and a large shower cubicle. There are also two double bedrooms, both with fitted wardrobes and one with an impressive carved oak fireplace, and French doors to the garden.

As is probably obvious from the substantial difference in price, 145 Main Street is a rather more substantial property.
