HERE'S one heck of a nice house in one heck of a nice street. East Mount Road is a much-sought after York location, and with very good reason. It is quiet and private despite being just yards from Micklegate Bar, there is a decent-sized park at the end of the street, it is a residents'- only parking area so you don't get any of those nasty tourists parking their camper vans outside your gate, and the houses themselves are tall, lean and effortlessly elegant.
With this in mind, I think it's safe to say that Mr Hudson and Mr Moody (01904 677776) are probably looking pretty smug this week because they have 29 East Mount Road new on their books at a guide price of £229,950.
The house needs some updating, but the sheer amount of space and potential it offers far outweighs the effort needed to bring it slap bang into the 21st century.
A ground floor reception hall leads through to a sitting room with a bay window and a stone fireplace, a dining room with a range of built-in cupboards around the chimney breast, and a good-sized kitchen with a built-in AEG oven and Zanussi hob.
A quick trot upstairs to the first floor brings you to a mezzanine landing and on to three bedrooms, all with fitted wardrobes, a shower room and a bathroom with a white suite and a separate WC.
The accommodation is completed on the second floor by three more bedrooms, all with built-in wardrobes, and a second WC.
As with most period houses this close to the city centre, 29 East Mount Road only has a small enclosed rear yard, but that is just one minus against its very many plus points.
And if you think you detect a certain amount of bias towards this particular York street, you would be right: I used to live at number 32.

This is a deceptively spacious property with a ground floor WC, an L-shaped lounge/dining room, a modern fitted kitchen, three bedrooms, two of which are doubles, and a bathroom.
The house also has the benefit of a pleasant south-facing garden with a fair-sized lawn, a patio plus a variety of established plants and shrubs.
