A £500,000 speculative office development at Lancaster Park, Clifton Moor is now ready for occupation - and more could follow.
The two self contained offices, one of 4,700 sq ft and the other of more than 3,400 sq ft were completed by the Evans Property Group of Leeds and can be occupied individually or combined. Rent? £13 per sq ft but sale would be considered.
Richard Flanagan, partner at Lawrence Hannah & Skelton, of York, which is joint marketing agent with King Sturge, Leeds, said that if, as expected, the offices were quickly snapped up, Evans would consider building more offices on a neighbouring plot. "But first let's get the names in the frames," he said.
But he foresaw little difficulty. "The units are well located on the Audax Road benefiting from the new link to the roundabout on the ring road and close to Fitness First leisure club and Happy Jay's children's nursery.
Another Evans spec-
ulative development behind Lancaster Park at Stirling Park, Clifton Moor, is proving a huge success with four out of five units let even before completion to the likes of Ben Johnson Office Solutions, and a main distribution warehouse and headquarters for Game Station.
The last remaining unit of more than 5,500 sq ft is available to let immediately at £28,950 per year.
Mr Flanagan, whose firm is also the agent, said: "There is a distinct shortage of industrial units of this size in the York area."
