Harrison Developments, the Malton building firm, has received planning clearance to build a £1.3 million, 11,000sq ft office development at Audby Park, close to the A1 in Wetherby.
Work is due to begin later this year and already, says a spokesman for Harrison, there have been discussions "with three interested parties, but more than that we can't say".
The scheme will consist of three units ranging from 1,500sq ft to 6,000sq ft, available either freehold or leasehold. Set in mature, landscaped grounds, the offices will have parking facilities for up to 44 cars.
David Clancy, Harrison's development manager, said: "Many companies planning to expand and relocate are looking at locations along the A1 and A1(M) corridor. Wetherby is ideal as it provides excellent access to major business centres, both within the area, such as York, Leeds and Bradford, and further afield with an extensive national motorway network within easy reach.
"As work continues on the nearby A1-M1 link, office accommodation in Wetherby will become even more popular, offering a cost effective alternative without the rush hour congestion which has now become part of city life."
Joint letting agents are Steadman Brierley, of Leeds, and Pope & Company, of Wetherby.
