IF Coun Galloway thinks small house builders are going to deliver affordable homes under the new rules, he is very much mistaken (The Press, July 23).

If the big boys are not able to make it viable on projects of 15 houses or more, how on earth does he expect small operators to hand over dwellings or cash from schemes of just two units?

I have built a good number of houses in York over the years, but like nearly all of my contemporaries I have no plans to proceed with any more projects. The rules and regulations have just got too ridiculous.

The proposed new policies will not result in more affordable homes being delivered, they will simply result in even fewer homes of any kind being built.

Local family house building firms, some of which have being going for generations, will soon be consigned to history.
